Proposed Development
The proposal seeks to develop the site for approximately 230 homes, including two new vehicular access points and associated infrastructure and landscaping. The two new access points will be taken from Cleadon Lane to the east.
The proposed housing mix is likely to include 2, 3, 4 and 5 bed homes including the delivery of affordable housing on site. The proposals are phased in order to allow the businesses in Phase 2 and 3 to continue trading if required until the land is needed.
Below is a summary of the main design principles for the site:

two vehicle accesses off Cleadon Lane and a safe and logical layout

recognisable features throughout the site, including central open space

low speed shared surfaces and designated visitor parking bays

clear and defined vehicle and non-vehicle routes

providing a varied mix of new homes which respond to the setting
The emerging South Tyneside Local Plan recognises that there is an opportunity to reuse land within the Industrial Estate for new homes and also to improve the quality of the built environment in this location. Draft Policy RG5 (shown in pink on the adjacent extract from the Policies Map) proposes a mixed use allocation for approximately 245 homes with 2.1 hectares retained for employment land.
